Thank you for choosing our property! By booking and staying with us, you agree to the following. We’ve kept it simple so it’s easy to understand — our goal is a safe, enjoyable, and stress-free stay.
1️⃣ Booking & Payment

💳 Booking confirmed: Once your deposit or full payment is received.

📝 Deposit: 20% of the booking total is required to secure your stay (non-refundable).

💰 Remaining balance: Due 4 weeks before arrival.

💳 Payment via Bank Transfer.

⚠️ Extra charges may apply for deep-cleaning or any damage during your stay.
2️⃣ Cancellation & Refunds
We know plans can change! Here’s our fair and clear policy:
🕐 Flexible Notice

Cancel 14+ days before check-in for a full refund minus your deposit.
❌ Late Cancellations

Cancel within 14 days of arrival: 50% refund minus your deposit.
🚫 No-Shows

If you don’t arrive or cancel on check-in day, no refund is available.
💳 Non-Refundable Fees

Booking deposits, service fees, or extra charges (pets, extra guests) are non-refundable.

Refunds for events like illness, severe weather, or travel restrictions may be considered at our discretion.
3️⃣ Check-In & Check-Out

⏰ Check-in: 3:00 PM

⏰ Check-out: 11:00 AM
-
🕐 Early check-in or late check-out may be possible by arrangement.
4️⃣ Guests & Occupancy

👨👩👧 Maximum 10 adults/children (children under 2 don’t count).

🛌 Only registered guests may stay overnight unless agreed in advance prior to arrival.

👥 Visitors are welcome but please let us know in advance
5️⃣ Pets 🐾

🐕 We’re happy to welcome pets! Please note that dogs must be pre-approved. Maximum 2 dogs per booking — if you have more, get in touch to discuss.

🛋️ To help us accommodate guests with allergies, we kindly ask that pets stay off beds and carpeted areas.

🐾 As we’re on a working farm, please keep dogs on a lead outside the garden to help protect the livestock.
-
💩 We kindly ask that owners clean up after their pets.
6️⃣ House Rules

🚭 No smoking or vaping indoors. You’re welcome to smoke outside — please use the bins provided to dispose of cigarette butts.
- 🎉 We’re happy for guests to gather for celebrations, but parties are not allowed and may result in being asked to leave the property.

🔇 Please be considerate of noise, even though we don’t enforce a strict quiet time.

🛠️If you notice any damage or maintenance issues, please let us know straight away so we can fix them as quickly as possible.

🕯️Scented candles are lovely, but for safety reasons, we ask that no candles are lit indoors.
7️⃣ Safety & Liability

⚠️ Guests are responsible for their own safety, so please take care during your stay.

🐄 As this is a working farm, please be mindful and take care when outside.

❌ While we aim to make your stay safe and comfortable, guests are responsible for their own safety and belongings.
8️⃣ Damage

🏠 We understand accidents happen. If anything gets damaged, please inform us right away so we can sort it out and you can carry on with your holiday stress-free.

Guests are responsible for any damage caused to the property, its contents, or fixtures during their stay, beyond normal wear and tear. In the event that damage occurs, the host reserves the right to request compensation to cover the reasonable cost of repair or replacement.
9️⃣ Wi-Fi & Technology

🌐 Wi-Fi is provided free of charge for personal use during your stay.

🌐 If you have any connection issues, please let us know and we’ll do our best to help you get back online. Unfortunately, we cannot fix issues with the service provider.
🔟 Miscellaneous

🚫 To ensure everyone’s comfort, we may ask guests to leave if the rules are not respected.
